Considering first multi-family investment

I am looking at a tri-plex for buy and hold that has been on MLS for almost a year. The property is 100% rented and needs minor repairs. I have heard that a down payment on multi-family can be from sources other than your own. Is this true, and if so what resources do you advise me to look into?
