2nd property, looking for advice

Ok, here is one of my fears as a newbie…unable to acquire funding therefore asking for support. I am currently looking at a property and unable to secure the funds needed for the three phases: 20% down, mortgage on the property, and rehab cost. I tried several hard money lenders and I am only able to capture 2 of the three but not all three in order to make this deal work. Would anyone like to go in on a fix and hold with conservative numbers on ROI at 12-14% or advice where to pursue further investments or ideas?

The home is a 3 bedroom 1 bath home selling for $41,000 and appraises at $94,000. Needs roughly $18,000 in remodeling and will get $1000-1200 in rent per month. Great neighborhood, wonderful school district. Thank you.
