Which neighborhood(s) do you see gentrifying ?

I have been interested for a while in neighborhoods that are gentrifying or up and coming. In L.A I've seen how certain neighborhoods have really increased in price and I've read about this happening in several other neighborhoods across the country. 

Some examples are Over the Rhine in Cincinnati. Wynwood in Miami. Fishtown in Philadelphia. Property in these neighborhoods could of been bought for very little not too long ago..but now they are really hip and cool neighborhoods to live in and quite expensive. 

What neighborhood or neighborhoods in the country do you see having the most potential right now for gentrification and significant price appreciation and why?
