buying undevelop land

hi,

I am buying undeveloped land, we are not going to use a real state agent, it will be cash deal. Besides the tittle search and tittle insurance is there anything else i must do? this is a piece of land that is in Sevierville but for some reason it is listed in Jefferson county. There is a petition on trying to get this back to Sevier which can take 2-3 years to do so.

@Carol Birnberg I am in Knoxville and familiar with both Jefferson and Sevier Counties. It is unclear if you want to build a single home, or a subdivision. Regardless, I strongly suggest you contact Randy Corlew, P.E. at Welroc Enterprises LLC. He is an excellent engineer living in Morristown. He has managed the entitlement and construction of $Tens of Millions for multiple projects in both of these counties. As @Jenifer Levini pointed out "the rules can be complicated" and I assure you that it is unbelievably easy to buy land in Jefferson County which will never be permitted for one home, even if it is a tiny home.

Do not be in a hurry, there will always be more opportunities in real estate.
