I am looking to go South to flip for the winter. Any ideas??

My wife and I have flipped a few houses and have had a fair amount of success.  I recently quit my job to do this full time.  We are empty nesters, and have nothing really holding us back.  A typical flip is one in which I invest approximately 75K and maybe make 25-30K.  Up until now, I have been pretty successful finding these deals in St. Louis, but now they are becoming more difficult to find.  We are thinking about finding a house to flip out of state.  Preferably, on the Atlantic coast near Jacksonville, FL or South.  The truth is, we are willing to travel anywhere in the country to find a desirable  market (would prefer South in winter).  My direct question is this:  If you have 75K to flip a house and could anywhere in the country to do so, where would you go?  Thank You!
