DILEMMA Buying out Partners- Multiple Properties and Notes
Ok folks, a little background.
My brothers and I started an Texas S-Corporation in 2002. We started with a small investment and have grown it into a nice portfolio. Both brothers are older and have retired. It was brought up to start liquidating and splitting the corporation up, but I would prefer to just cash them out.
I own 1/3 interest in the company.
I am looking to find a lender or investor who might be interested.
Key points: need cash to buy out others equity and pay off 3 notes.
rentals 14 properties 17 doors ARV $667,500
Properties that are held waiting to be sold
6 properties ARV $149,000
Seasoned Notes earning between 10 - 12% interest rates
12 Notes ARV $230,043
Liabilities $190,034 in 3 notes
Currently $13-14K per month. Should increase to over $15 within the next 12 months.
Requested- $700K loan
Borrowing the money on the rentals and other property is not the problem, but cashing out the Notes and of course they want the notes paid off, because they have recourse on the loans.
I need a lender who will release the notes as they are paid off and release other properties as they are refinanced.
Have records of payments, rental records for over 10 years, to see my record.
I welcome any input that would put make this happen quickly. Have considered opening a LLC for Notes and purchasing them separately, and then using another LLC for real property.
