Need help purchasing second property

I'm a new investor and I used my VA loan to purchase a 4-plex. I just closed on it and now I have a great opportunity to purchase another for 50k. It needs approximately 20K in rehab. I feel stuck right now because now I'm back to no money to make a down payment. I want to purchase this new property asap but I'm either out of ideas or my brain is still fried fr om the closing process. Any ideas?
