Q: BUYING and HOLDING in MENDOTA, IL

Hello BP community, 

I live in Portland, OR and am looking to buy a property in Mendota, IL 61342. We are fairly new to real estate and we are curious about buying and holding out of state because the market in Portland, OR is ridiculously high. Some of the questions that we have are as follows:

1. What is the area like in Mendota, IL? The deal that we're looking at is approximately 70k, with tenants on both side renting for about $450 each. 

2. Can we manage the property without a property manager, if not which service do you recommend? 

We aren't sure of what other questions we should be asking for this potential investment so any additional advice or tips is appreciated.
