West Garfield Park - Opinion on owning an investment prop there

Hello,

I'm looking to buy in West Garfield Park and found a 30% cash on cash return property. 5 of the 6 units are rented right now and looks like a great investment cash flow wise.

But I'm worried about buying into a potential war zone. 

1) Does anyone have any thoughts on West Garfield and the direction it is headed over the next couple of years?

2) Does anyone know a good property manager that would cover West Garfield and take care of finding tenants?
