Blanket Mortgage? 14 properties paid in cash..

This is actually my first post. I've been lurking for a couple months. I am a Real Estate agent who is very investor friendly, its good for the learning experience.

So I have a client who:

  • Has 14 rental properties paid in cash and are worth between 70-95k each
  • Each property is rented and is getting over 1k a month gross rent (most of it is cash flow)
  • All properties sit under one cooprtiation

What are our options for using none of our own money to buy around 10 or more properties? Would prefer not to go HELOC route, but have access to around 250k HELOC.

We're thinking Blanket Mortgage, but wondering if there is a 'creative financing' way I just don't see.
