What are folks paying for cash out refinancing with no seasoning?

There are a lot of posts on here where folks are looking to follow the BRRR method and avoiding the 6 months to refinance. Lenders that offer a cash out refi on investment properties without a seasoning period aren't as rare as hens teeth....but they almost are!

The few that I've found are pretty proud of their products. Fairly high interest rates, high points, lower amount can be taken out on the ARV, etc. These expenses are high enough I'm wondering if I should just wait the 6 months for better terms.

Anyone else facing these decisions?
