What do I need from Seller before Closing? Keys, SD, Estoppel...

So this is only my second investment property I am buying, and the first was a vacant quadplex. This is the first time I am inheriting tenants and want to make sure I am thinking of everything before we close this Wednesday.

I need from him:

-Security Deposit for existing tenants

-Current Leases

-Estoppel Agreements

-Keys for all units and building

-Warranties for appliances

Does anyone have a list of stuff to ask for? We are having a final walk-through inspection with the seller tonight.

Also what do we do about rents and taxes? We close on the 2nd of the month, so do I ask for the rents for this month? Also what about the quarterly taxes?
