San Diego Rentals, Good or Bad?

I'm looking to do some remote work in the San Diego area and decided to read over some SD BP posts. One trend I've noticed is that a lot of people seem/seemed to be looking to purchase rentals. 

Is there anyone out there that has actually successfully purchased a rental and rented it out with cash on cash returns of over 10% annually?  

Or is the trend that people decide they want a rental, start to do some research, and realize that buying out of state or flipping in SD makes more sense?
