Seller only wants cash

Greetings everyone I hope all is well , here's what's going on , there's a vacant house in a revitalization area in Detroit , I really like it I see the potential in it for cash flow and appreciation it's listed for 140k i made an offer of 115 @ full 203k the sellers comes back with they only want cash , what other strategy can I apply her to get the deal ?

Tell him you don't have cash but you're willing to put up nonrefundable earnest money and go under contract with no financing contingency.

That puts you at risk of your earnest money if you fail to close but if you're quite sure you can get financing that's one way to get someone who only wants a "cash" buyer to take someone who's going to financing route.

I make "cash" offers all the time on properties where I'm not planning on literally bringing in a suitcase full of cash. But when I am willing to do is put up nonrefundable earnest money, close quickly, and make sure they know I'm legit
