help structuring deal

I came across a property and owner is asking 100K and needs alot of repairs. Whats best way to structure the deal when he is pretty firm on 100K and my cash amount is 40K? Property is in a well sought area of downtown Detroit!!  The best way to acquire the property as quickly as possible without using all my cash so i can have cash for repairs.
