Have My House Flip Deal-- With A Dilema--Seeking Advice/Input

I have a House Flip Deal that is ready to go to contract. I have been able to collect funds through OPM (friends & family), but I'm still short by $35k (Considering I have needed to come up with $160k). I'm not able to do a line of credit through reg Bank. I have looked at some companies for HML and PML But I'm not sure if this would be a good idea? As I see most companies saying $50k or more minimum. Also I'm not too knowledgeable on them other than what I have heard through Podcast and some self reading. What suggestions do you guys have that I could do?
