Appraisals on RV park w/ industrial lots.

Does anyone have any advice on getting loans on an RV park / industrial lots? At the moment there is a 100% occupancy, 16 RVs, 4 mobile homes and 4 industrial lots rented to small businesses, assuming nothing in the property is Real Estate, does the appraisal take into consideration the value of the land only or do they look at everything that generates income? Thank you
