Do you plan to make your money in RE then cash out?
For those of you who've been LL's for 5 or more years, do you intend to retire off real estate or make money via leverage then cash out and put the money in say, index funds?
I myself do a bit of both. I will say I can't see myself being a LL in retirement, it's still a part time job, but one where a tenant law suit or eviction can be worse than the BS that goes with a regular full time corporate job in many cases.
I think I'll always have at least SOME rentals in my portfolio, but I don't want to rely on it as my only income in retirement. I want that truly passive income where I don't have to worry about tours, property managers, maintenance, contractors, evictions, law suits, disputes, damages, toilets, roof's, lawns, neighbors, etc.
So to some extent, I will cash out some of my holdings and put the money in index funds, while I keep some of my rentals. I already invest in index funds as it is.
