"Kiddie condo" and assignment

I live in dallas and am planning to buy a house for my daughter to live in while she attends college. We can qualify with her as primary for FHA (and me as the co-borrower but making the full payments). My realtor is telling me when the time comes for my daughter to move out and buy her own house, she can assign it to me without us having to refinance. Has anyone done this? If so, anything to be aware of? Thx.
