@Alex Kuntsevych I'd add to what @Ben Wilkins said in that a cautious approach is the best when it comes to partnerships. You won't really know what a person is like until you work with them, so start off with an informal arrangement, and then work deal-by-deal until you have enough experience with the person to know that you want to get into a more formal partnership. It's like dating before getting married.
I have experience with getting married before dating in real estate partnerships. On the one hand, it allowed me to learn the business and set the stage for going out on my own. On the other hand, it was at times uncomfortable when the realization came that I was tied to the hip with someone who did not see eye to eye with me on some important things. We parted amicably and I'm grateful for the experience I got, but since then I have only done deal-by-deal partnerships.
