Newbie investor/wholesaler -3 great properties

Hi, I've been dabbling in wholesaling by trying to gain as much knowledge as I can through various sources and I know I have a great eye for marketable properties .i also have an active buyer's list through a wholesaling group I'm apart of through Meetup and FB. I work full time in commercial insurance and most of my job involves negotiating, so I'm very comfortable in that arena. I have not put any properties under contract yet, but came very close to finalizing a deal and went through several offers/ counters. On this deal I submitted my intent letter and offers after directly to the agent . During early conversations with the seller's agent, she suggested I use her to rep me as well, which I declined, telling her that would be a conflict . My problem is that I've identified 3-4 really good properties but finding it hard to reach the listing agent on Trulia or Zillow. I get 3-4 calls from 3rd part "filters" and a buyer's agent calls me and I'm stalled when I tell them I'm an investor and not interested in using an agent. How successful have you been in making deals on your own? I'm in Atlanta which is a super hot market and good props go fast. Also, if I use an agent, I would want to set a flat rate, as it would be just for submitting letter of intent and offers . I do my own due diligence, check for liens, view the property etc. I appreciate any advice , thanks!
