Qualifying for financing without a job

I recently quit my job for a ton of reasons. As I search for my next opportunity, I want to put some of my money to work in real estate. Specifically, I'd like to a) flip and b) buy/hold/rent. 

My credit is excellent, I have a sizable investment account and a sizable amount of cash,

Question - will I be able to qualify for a loan if I were to put 15-20% cash down on a home.
