Rental Property for Kid's College Education

Team, I am currently looking for a long term buy and hold (i.e., 20+ years) to finance my child's college education.  We currently own a few rental properties that we self-manage but I would prefer to purchase something a little more hands off.  I need some advice on tax strategies for rental property income that would be used for education purposes.  I've attempted to do some of my own research but would like to get some thoughts from those who have done this before.  If there is a location in the forum that addresses this topic, please point me in the right direction!  Thanks, and Happy July 4th!
