Las Vegas Investor looking to invest in South Jersey

Hi All, I'm originally from Philly but have lived in Las Vegas for 27 years.  I'm was very familiar with South Jersey when I was growing up.

I do some investing in LV but am looking to expand.  I know the economy in South Jersey isn't that great but I don't know what the economic outlook is, and how the rental market is.  I'm looking for buy and holds and wanted to find out how long it takes to get renters in, are the renters there the type that will stay or are most of them transient?  Are there a lot of properties for rent there?  What the average monthly rent is ( I look on rentometer.com but not sure if that's accurate),  and from a crime standpoint, would I need guard dogs in the house to protect my investment? Any info would be greatly appreciated.
