Direct mail - now what??

Hi everyone!

So my partner and I are about to begin our first Direct Mail Marketing campaign. We've obtained several great lists, have a nice letter written, tracking database set up etc etc. I see plenty of info in the forums about which lists to obtain / what kind of letters to write / how the phone calls should go - so I don't have any questions there. I wanted to talk a little about the process after securing a lead.

I imagine getting a call from a motivated seller - visiting and evaluating the property - negotiating a price - and finally coming to an agreement. At this point I am thinking we will need a lawyer to draft up a P&S and eventually all the closing docs and that's it? I guess I'm not sure on this process as there would be no realtor involved...

What do you guys & girls think? How has this process typically gone in your experience - and how long would you say each step typically takes?
