Options for getting a loan with bad credit

Make a long story short. My friend and I are new to the game. We've been looking around and seeing a lot of potential in properties around our area. We have about 25k (from an investor) to put as a down payment. 

Here's my question. We both have very bad credit. Me about 450 and him around 650 with a student loan that he's paying off. What kind of options do we have as far as getting a loan ? Will banks work with us if they see what we have to put down ?
