Muti Home Package Deal - Financing Structure?

Currently researching a 24 house package deal. Class B & C properties. Seller is willing to sell individually and/or as a package deal. Iv'e ran the numbers and deal will generate great cash flow if I can buy it right. Wanting to know how a multi unit package deal like this is typically financed? In this scenario Is there a separate mortgage for each home or is it all bundled into one? What if I want to sell a single unit down the road would I have to refinance each time?
