Kansas City - buy in 'burbs or downtown

I want to buy at least one turnkey rental in Kansas City.  If all other things are equal, which is the better investment -- a single family home in the burbs or a loft unit downtown?  And which will be the better for appreciation and resale?

I should say that I live out of state and will need to rely on excellent property management.
