Buying a Second Investment Property

Hello BP, my business partner and I just closed last week on our first investment property. Woohoo! 

We want to get started on the second investment property as soon as possible. We already found another property that we'd like to put an offer in on. We are concerned that a bank may not give us another mortgage. Any advice out there for this?
