Partnership, LLC, or other

I am new to this site and have found it very informative. It had me talk so much about real estate that my dad wanted to do a deal with me here in Ohio. I have a rental already, but it was the result of a move. This will be the first time I am buying a property truly as investment. My dad wants put up the capital and I would manage the property. I thought about doing an LLC but it seems like we would have to put more down (35% instead of 25% down) and it would be harder to insure. We like the idea of limiting our liability with the LLC though. Then there was the thought of doing a partnership, but we were worried about less protection than an LLC. We could just have him apply for the mortgage, but he's not crazy about doing anything other than providing money for the down payment. Lastly, how do you insure a property through an LLC or a partnership? Is it more expensive? Does anyone have any recommendations for moving forward? Thanks in advance.
