HELP - 28 Unit opportunity

Hello BP friends, first time poster here. I have been a 'passive' real estate investor for 5+ years and now I'm looking to grow and expand my portfolio by taking more initiative in the market as I step back from other businesses. I am a Canadian investing in the southern United States; this has made it a challenge to nail down financing. This post is mainly about a 28 Unit property with an 8.5% cap rate and an upside potential to create a 12%+cap. This can be achieved by raising current rents to market and updating units. This property is in an up and coming area with a ton of potential in a booming market. I am looking for potential financing, as a Canadian investing in the States, and advice on how to structure this deal. It will be roughly $350K down. I am fairly experienced investor but a neophyte to properties this size. Any light that can be shed would be greatly appreciated. Look forward to hearing from you all.
