Passing inspection to close

Hello BP, I made an offer on a home. I have been preaproved using an FHA loan. I think the house won't pass inspection the roof has a whole. This house is a REO foreclosure. If my offer was accepted , how can I get them to help pay for the roof if they were selling as is and most times those banks don't want to help ?
