seeking advice about rentals in non ideal school areas

So as a parent when I look for a place to live one of the first things on the list is the assigned schools. For me if the school is not a 5 or more on the rating scale then we are not going to move the that school zone, unless I am able to send my kid to a different school zone. As an investor I have just come across a very nice SFR ,but where the elementary school rates at 1 and the high school a 4. As a parent I would not even consider this place, but as an investor I am. What are your thoughts on this?
