I'm not sure about a 112yr old buy and hold brick 4 unit

I have a off market opportunity that i'm doing due diligents on and i cant get over the fact that this place is 112 yrs old. What do you think about a buy and hold being at the end of its life and the mortgage out living the building? The numbers look good but the repairs might sink the cash flow boat. Here is the numbers $300k asking price $4000 rental income

There are houses near me built in the 1700-1800's. Buildings well maintained don't have an end of life.

If the place is in poor maintenance, that's something else.
