under Agreement of Sale and seller died!

Debby age 98 (not real name) passed away last month.  her son and only next of kin, Ben, (not real name but easier to follow) came to Philadelphia to make funeral arrangements and sell his moms house.  Ben is 75.  He wanted to sell the house asap and get back home to Texas.  i told him i invest in real estate but we cant buy and sell real estate like used vehicles.  we need to run title and make sure it can be sold free and clear. i made him an offer.  he agreed.  we went under agreement of sale. 

While Ben was in Philadelphia, he went to city hall and spent a day there.   i believe he went to the register of wills office, prothonotary office, recorder of deed office and a host of others.  im not really sure what offices he went to but he contacted me and informed me he did all he could in philly to set up an estate and name himself the administrator of the estate.  he needed to be named administrator so he can liquidate any and all of his mothers assets.  Philadelphia told him he can go home and they will mail out all necessary documents to his home.  

While Ben is waiting for the estate documents to arrive, im waiting for my title report to come back.  i told Ben we will touch base in a couple days and take it to the next step....

Ben died two nights ago, unexpectedly.  

His wife of 25 years, Maria, does not know what to do.  i dont know what to do.  the title report has not come back and the estate papers naming Ben the administrator probably will arrive this week...

My title company said the you can name a substitute administrator of an estate....sounds involved and legal.  im ok with that, but Ben's wife, Maria is a little overwhelmed.  She wants to sell the house but she is also ready to walk away from it all like f*** it!

i know i need an attorney but my question, will this property be able to be sold?
