Some strategy advice
Hello all,
I don't know about everyone else but recently I have hit a wall. Here is my situation. I currently own 4 rental properties. This year I have purchased 2 rental properties in Ocean County NJ. I learned how to find my own tenants and so far everything has gone according to plan. I am in the position to acquire more rentals through traditional financing but I lack deals. I have a very nice real estate agent who does a great job of getting back to me and answering questions about properties I'm interested in a reasonable time frame. she has yet to bring me a deal unfortunately. Every deal I have found was through searching myself. I know that I need to network and expand my pool of people that share similar goals. I know that my tool kit is very limited due to the fact that I am only scratching the surface in all the creative ways you can make money in this game. What I am wondering is where should I go from here.
Right now I manage the properties myself, I have a great lawyer, and real estate agent who is eager but maybe not very experienced. What do you think would be a logical step forward for me? Should I try a different facet of investing in RE or maybe get a new agent? It might be that my market seems to be overpriced IMO and I may have to wait and have patience.

I invest in SFR's ranging from 120k-175k 3br1ba
I use 20percent down and traditional financing.
Most of the properties I purchase have light construction stuff I can fix on the weekends.
