Sell 1 house to buy 3 houses

Hi, I'm from Lincoln, NE. I currently own a single family house. I'm wanting to invest in real estate. I want to know if i should re-finance my current house to 30 years and rent it out. Or should i sell it and have 60k in cash. With 60K i can buy 3 properties at 100k each with 20% down payment.  

Please advise.
