Calling the experts-need help

Scenario- owner X  has a property he wants to get rid of without making a profit. He is willing to let me do whatever it takes to have the property out of his hands. He does not want his ex-wife to receive any profit from the selling of the house. Hence why he doesn't want to make $.

Facts- he owns alone and no one else on the title or mortgage, he recently just got divorced, never late and all bills up to date such as mortgage/taxes etc. Any proceeds they split.

owes, 207k, needs 15K to update home. -Paint, needs air conditioning, and new windows.  It is in a great neighborhood and in excellent condition. approximately 1200 sqft.  Complete finished basement. All new check valve and sump pump units so no flooded in the basement. Not in flood zone.

  VALUE according to zillow and others 230K. I believe it can sell for 260k.  There are a few comps selling for 275K and not nearly in the same condition. 

what should I do?
