Finding distressed properties.

In trying to find distressed properties is it better to call the owners directly or send out a direct mailer and allow them to make contact with you?  Does anybody know which list will generate the best response rate? Is it better to contact home owners in foreclosure or home owners with equity in their homes, etc.
