To wholesale or not to wholesale?

Hey everyone, I have a question about a potential wholesale deal. I met with an old man today who said he is ready to sell his 1945 childhood home. I could tell from the street that it was "distressed, " but after his son spent 5 minutes undoing the bolts on the front door, we walk in and...it's a tear-down. Sloppily replaced sections of ceiling drywall, old electrical, no appliances, no working toilet or kitchen features or bathroom, and the smell of a place that hasn't been occupied in years. I am pretty sure the amount of remodeling this house would need exceed the ARV. So, my dumb newbie question is this: Are there any investors out there (buying from wholesalers) who would see an opportunity? If not, is there another investment strategy to consider? It just seems unfortunate, because there are 3 cute rehabbed rentals across the street, but their resale value is only a few thousand more. Any and all insights are appreciated. Thanks!
