Buying a commercial property and renting back to my business

We are looking into buying a commercial building, single unit, to renovate and rent back to my business. I'm currently in a unit paying $1600 mo to a landlord and would much rather own my own location and pay myself rent. My question : How can I effectively run the numbers on a deal like this to get a true idea or what I can expect and how the deal will perform. Does anyone have experience in setting up a deal like this that could help me out???  What do I need to consider that I normally wouldn't when buying a rental property.
