Anyone have any thoughts on selling a subject to- Townhome?

I'm a newbie and have this option. It's a 3/ 2.5 in an HOA community. Rent approx. 1400/ month in the area. 105k left on the note. Pays 830 month on mortgage Property is retail just needs appliances and new floors about 5k altogether. ARV would be around 135. Any suggestions on what to do here? Open to everything. Thanks!
