Kansas City KS, Bunkers park subdivision

Hey Guys, 

I was looking into Kansas City for investments. How is Bunkers Park subdivision? I have this house that I am looking at. On maps, it shows under Riverview area. (Referred as KCK?)

How is this area for rental property Investment? (Buy and hold). The house is listed at 89900, 5 bed 3 bath. As per my property manager, it could rent for 300 per door. 

Any advise on this area? Will appreciate if anyone can advise what should or should not be considered in these areas?
