Looking for Woodland Heights Multifamily in Houston

I'm moving back to Houston in June and would like to connect with some wholesalers and get recommendation of reputable contractors. I rehabbed 4 houses (2 to flip, 2 to BRRR) in the past year and built a great network here in SA and want to continue to do the same once I move back home to Houston.

In a perfect scenario I'm looking for a duplex or multiplex in Woodland Heights (open to other areas since I'm away of the - that's just the ideal for my personal situation) and I'm okay with a property needing a little TLC or with being renter ready- either way as long as the numbers work.

Any lead connections (or messages for cautionary tales of people to stay away from) are appreciated.

Thank you!
