Crowdfunding To Buy And Resale SFR At Least Quartedly

Hi All. Ive seen the term crowdfunding from time to time. A layman's take on it is a bunch of folks put their resources together under a master arbiter and earn their investment return and profits over an agreed set period of time.  Crunched up, but is this close? Earn is used because I dont know another word

Well, how is the asset or assets written in the public record? Of course,there is a disbursement agreement? But when the asset is purchased, is it recorded as ACME & et.,al?  Which et., al (and others) could possibly be comprised of 100's or 1000's of investors, or less than 100.

Is there precedent in what I am asking? Yes, but it normally falls under some conforming recognized names, that formed this idea.

Does the crowdfunding idea allow for a single entity to take control of the invested funds with disbursement agreements, to buy and resale real estate as fast as it can be sold?

I may be positioned to move1500-1600 quartedly. Does crowdfunding envision this?

Investment lenders do, but I can't get pass the faciltators and contract brokers, and apparently none are intersted in my terms for an LOC. The terms are they have the ability to say yea or nay to move forward. What more could you want than to have control on how your money is used? Perfect marriage with agreeing partners!

In any event, I thought I'd put this out to the crowdfuding crowd.

I will submit, nope, I may not always know what I am doing, but if it can be done, I trust that those who can do what I lack in knowledge, experience, etc., and come on board will bring that knowledge, experience, etc., to make it so.

I already have prospective end buyers waiting.

Um, a word. I'm not licensed, but, I don't need a license to sell what I own as an investor do I? In any event, if  were hiring folks for a job, I would expect them to have everything available to complete the mission.

Crowdfunding is basically group investing. You can do it online (the new hot fad) or the traditional way, offline (which is what we call private equity or a syndication). @Ian Ippolito is right in that the crowdfunding platforms tend to be selective and only work with experienced sponsors. To get to that point, you need to do a few deals yourself and build a good track record.

How things get recorded depends on the type of asset that's being syndicated (equity v. debt), and the specific policies of a certain platform.
