Selling multi family "rent to own"

Can selling a rental property via "rent to own" be a good idea? I've got a 2 unit, class C, and an investor wants to do this. My thoughts are that the risk of them screwing up my operation is a little less because it's only 2 tenants at risk (vs. doing a rent to own with a 5-10 unit.) But I'm still not crazy about it. How would one structure such a deal, just so I can see it on paper? 

With a SFR I'd just ask for a 2,500 option fee which would go toward purchase price, then tack on $50-$100 extra per month which would also go toward purchase price.

Just thinking out loud. Any feedback would be valuable. Thank you all.
