Real Estate Development Advice (Newbie)

Hi all,

I was hoping to be pointed in the direction of good literature for a "what to expect" type of guide on Real Estate development?  I'm new to this idea (researching it about 2 years), and honestly the deeper I dig into it the more things I see that I haven't thought of that could arise as an expense.  I'm less interested in the construction side of it (most of the material I've found deals with this part), but more lacking in knowledge of the process from the have nothing, to finding deals, getting financing, the process of buying the land, city fees, building permits, average cost of hooking up water and power, and communicating with city planning agencies.  

Any sources of good information is more than appreciated, otherwise hi and I'm excited to have found Bigger Pockets as a resource.
