I would like to buy my first home in Chicago, i currently live in Cleveland. I have about 25/30% down payment. I plan on moving to Chicago within a year.

My questions.

Can i buy 1st home out of state? what is usually the difference in investment/ regular interest rate? is there a time frame to buy as a primary residence and live there .
