Invesment in Hilo Hawaii

I am contemplating purchasing a long term rental condo in Hilo on the Big Island, having recently sold my house in California. I was wondering if there were any other landlords or owners in that area that could offer advice. I've been to Hilo many times, and recently my mother moved near Keaau. The predicament I find myself in is that I live in Thailand, so whatever I buy, wherever I buy, needs to provide a positive cash flow as an absentee owner. There are a few condos (5-6) near the University and downtown, all 1 br, and all listed for under 120K, with estimated rent around $1,300 and HOA's of $300. Of course I don't know what the real rent is in that area, and I don't know about out of state landlords. I have emailed a couple agents to ask, but haven't gotten any kind of response. Anyway, just looking for advice. I'm on a very limited income, which is why I live in Thailand. In a perfect world, and additional $1k or a little more per month would make a world of difference for myself and my wife.
