Seeking advises on self directed IRA investment

Hello everyone I am completely new to this community and investing real estate. My situation is that I have about $200,000 self directed IRA that I want to invest in rental properties. What is the best way to do this? Should I get one property and pay it off or get a couple and use some loans? My credit score is pretty good so it shouldn't be hard to get loans.

@Vivian Cullen The owner of a self-directed IRA may not personally guarantee any loans taken by the IRA. Any financing obtained by the IRA would have to be non-recourse to you.
